Mechanical Designer (fixed-term 12 months)

IO’s Real Estate Enterprise Team manages the province’s portfolio of government buildings and land, which is one of the largest and most diverse in Canada. The team oversees the day-to-day operation and long-term maintenance of these facilities through partnerships with private-sector service providers, ensuring provincially-owned real estate is used in the most optimal way. Finding innovative ways to reduce and revitalize the government’s building and land holdings is central to its business and integral to the value provided Ontarians.

Position Purpose:

In this role, internally known as the HVAC and BAS Specialist, you will provide expert advice to Infrastructure Ontario and its Services providers on heating, ventilation and air conditioning (HVAC), mechanical building services and piping systems for capital projects and operational efficiencies. Contribute to the improvement of project studies, system engineering concepts (e.g. design brief) and concept report, drawings, specifications, deficiency lists, and other reports in the project delivery process.

Evaluate the current portfolio’s Building Automation Systems (BAS) and Smart Building Program using company tools and operating protocols, providing Infrastructure Ontario with recommendations to improve BAS performance. Recommend long term strategies and solutions to meet Infrastructure Ontario Enterprise and Individual Building improvement objectives.

What You Will Do:

  • Provide expert advice and project reviews to stakeholders for the heating, ventilation and air conditioning (HVAC), mechanical building services and piping systems for capital projects and operational efficiencies with basic knowledge of electrical systems and energy conservation.
  • Review project studies, all system engineering concepts (e.g. design brief) and concept report, drawings, specifications, minutes of meetings, substantial completions certificate, deficiency lists, and other reports necessary to deliver a project.
  • Conduct site visits, site reviews and review of change notices, site instructions, and substantial completions meetings and confirm deficiency list completion. 
  • Participate in developing Infrastructure Ontario new guidelines, standards and policies to keep up to date on building systems best practices and trends.
  • Provide Building Automation Control expertise by reviewing submittals and schedules subsequent hand-off to operations.
  • Review the proposed mix of products and installation methods to provide the most cost-effective solution on the building and enterprise levels.
  • Act as a technical resource to team and customer as needed. Participates in BAS project turnover meetings and walk- thru to evaluate accuracy of the project delivery and results including the graphics and field controllers.
  • Participates in initial job site walk through with Facility and project managers. Independently reviews the building automation system designs to meet Infrastructure Ontario Guidelines and standards.
  • Analyze plans, construction contract specifications and codes to determine project requirements and risks.
  • Generate DDC point database on all projects. Review start-up and checkout documentation to the Project Manager and system specialist for use in commissioning and validation. Review engineering re-estimate and follows up with appropriate sales and management to assure understanding of and satisfaction with job scope.
  • Review specifications and drawings for special components and panels purchased from outside suppliers. Select proper types and sizes of company products and outside suppliers to meet Infrastructure Ontario requirements. Prepare all information on pre-installation extras or change orders to submit to customer or general/ subcontractor.
  • Oversee the creation of system graphics. Ensures the job folder is organized and maintained including all pertinent job-related information. Order and track all required products and materials for timely delivery on the job site. May perform some field activities as required

 Who We’re Looking For:

  • Over 5 years’ experience in Property/Facility Management Industry, delivering project designs and conducting Building automation assessments
  • Post-Secondary degree or diploma in Mechanical Engineering or related discipline;
  • P. Eng designation in Mechanical or related discipline.
  • Advanced working knowledge of the provincial building code, ASHRAE, CSA and NFPA standards
  • Strong knowledge of engineering concepts, methods and standards
  • Certified Energy Manager (CEM) is preferred
  • LEED certification / Experience implementing sustainable design (LEED projects) is an asset
  • Ability to manage large-scale projects and multiple priorities with multiple stakeholders
  • Demonstrated ability to lead and conduct training courses, seminars, etc.
  • Demonstrated ability to facilitate the organization and management of project-related taskforces
